You may be eligible for a reduction in your residential property taxes!
Homeowner's Exemption – This exemption removes 25% of the taxable value of an owner-occupied single-family residential dwelling and associated improved land. The homeowner must reside in the home for at least 8 months of the year. This exemption applies to the first $1 million ($1,000,000) of fair market value.
Long-term Homeowner's Exemption – This exemption is available to eligible homeowners who are 65 years of age or older, or whose spouse is 65 years of age or older, and have paid residential property taxes in Wyoming for at least 25 years. The 25-year requirement does not need to be consecutive. The homeowner must reside in the home for at least 8 months of the year. The exemption removes 50% of the fair market value of the primary residence and associated improved land, up to 35 acres. This exemption applies to the first $3 million ($3,000,000) of fair market value.

Due Date: March 1, 2027 (strict deadline with no exceptions)
Please Note: The exemptions are programs offered by the State of Wyoming. The HOA does not administer, approve, or have any control over these exemptions. The Board simply wanted to share this information with residents in case of eligibility of these state programs.

Grading Update
The Board has been actively working to secure a new grading company for our community and is pleased to share that we have secured a company to provide our next grading service.
We’re grateful for this opportunity and look forward to the upcoming grading, currently scheduled for mid-late October, which is the earliest available timeframe. The Board will also continue exploring options and gathering quotes to help meet our community’s future needs.

Please do not contact our contractors or vendors directly, as doing so can jeopardize our contracts and the services they provide to our community. Unfortunately, we lost our grading company due to this issue, so please direct any questions or concerns to the board. The board is actively working to secure a new grading company for our community.

The support team that previously assisted residents through Quantum Fiber is now being handled again by CenturyLink. As a result, there has been a transition in the support call center, including updated hours of operation.

When Calling for Support to help the support team locate your account and assist you as quickly as possible, please have the following information available:
-Full property name, -Full property address, -Name on the account
When residents call in, they will need to let the agent know that they are not a "Connected Communities" property, but that they are a BULK property. From there, provide the agent the Full Property Name and then their address. If the agent tries to ask for an account number, let them know you wouldn't have one - they would only ask that if you say "yes" to being a Connected Communities property, but you are not - you are a BULK Property.
